When everyone says it's a Buyers Market, what do you need to know and do to succeed in selling your home? First have plan before you start. Interview agents, get input, write a plan
Home sales are starting to pick up this spring, and there is an easing in the credit world. The days of loans to anyone are gone, but that means you as a seller are going to be seeing highly qualified buyers, with pre-approved loans, who can truly afford your home coming through. That means more transactions that close and fewer sale-fails than a year ago.
What things do you need to know before listing your home for sale? Well first you need to have one or more real estate professionals tour your home and give you advise on what will make your home the most attractive to prospective buyers. Do this before spending $20,000 on a kitchen makeover. That may not be the best way to spend your money and you probably will not get it all back right now. Maybe spending less and doing some painting will be all you need to do. Perhaps cutting back some overgrown landscaping, or adding some flowers will do more for curb appeal than putting in new windows.
When it comes to the inside of your home, nothing is less attractive than 25 years of clutter. It's time to decorate your home for others. Move some of the furniture into storage temporarily, get rid of all the extra clutter and overcrowded things in your "spare" room. Home Staging is also a very powerful sales tool if your home is already empty (and even if it's not). Give us a call and we can help you choose a staging company if you want to go this route.
When your home is listed and placed on the Multiple Listing System (MLS Portland) one of the most powerful things in the listing are beautiful photographs of your home and property. Don't be shy, have a professional come out and photograph your home after you have it staged and ready for showing. If you were entering your child in a beauty contest would you snap some pictures with a $100 digital camera? You would probably find a pro and pay them a couple hundred to get the right shots. Same goes for selling your house, do it right and stand out from the rest. And video virtual tours are also very powerful. These can be professionally created placed on your listing agents website, or have a custom website built just for your home and link it to your MLS listing page.
